American Landmark Group’s Discovery Ridge development is a beautiful 70 acre mountain residential development, with 80% of the 70 acres being left as open space. In addition the community has a stream through it and backs up to the Summit County 780 acre Toll Canyon Open Space Park. Forty three single family homes and fifty four town homes and duplexes with two car garages will be nestled into wooded mountain home and town home sites, some near the stream. Due to the terrain and recently implemented zoning restrictions, which no longer allows density of this type, this land is one of the last of its type that will be available for development in the Park City vicinity.

Mountain homes in the wooded Discovery Ridge development are located at Parleys Summit, which is the county line between Salt Lake and Summit Counties. Discovery is just twelve minutes east of the Salt Lake Valley and ten minutes northwest of Old Town Park City. This location allows residents to be in Downtown Salt Lake City, Utah’s business center, in less time than it takes many of the residents of Salt Lake suburbs. Discovery is 20 minutes from approximately 80% of Utah’s population and employment along with four of the top five universities in the state.

The scenic upscale area of Park City, Utah offers residents an exceptional year round lifestyle. This lifestyle is supported by excellent schools, three world class ski resorts, over 100 restaurants, four lakes, National and State Parks for boating, camping, hiking, fishing, water sports and simply enjoying nature. Also, nearby are the Sundance Film Festival, Utah Symphony (performing both in Salt Lake City and at Deer Valley Resort), Utah Opera, Capital Theater, Utah Jazz NBA Basketball and Real Salt Lake Major League Soccer. These activities are less than an hour from the Salt Lake International Airport, with most being less than 30 minutes from the town.

The majority of Summit County’s population resides in Park City and the surrounding unincorporated area commonly referred to as the Snyderville Basin. This is where approximately 70% of the county’s growth has occurred. The Census Bureau shows Summit County’s 2013 population at 38,486. Population projections by the Governor’s Office of Planning and Budget (GOPB) estimate Summit County’s population in the next 10 years (2010- 2020) to grow from just under 40,000 to just over 60,000, nearly double the state average.
